How do I get started?

  • Ultimately it is dependent on your property. In most cases, due to recent changes to government regulations, dwellings under 60 square metres do not require planning permissions. Our town planning team can assist you with this and will advise what is required at no added cost to you.

  • Whilst small second dwellings are far more flexible in terms of the locations they can be installed on your property, there will still be limitations. Our town planning team will assess your property and advise what’s possible.

  • In short, yes! Small second dwellings are a fully functional self contained space that include all the amenities and features required for comfortable living.

  • Once you've completed an initial quote request, you'll have the opportunity to sit down with our design & construction team. We'll ask you a range of questions to better understand your individual needs & requirements and use these insights to design your Second Space.

  • Invoices are presented in three phases: pre-construction, manufacturing and site installation. Deposits are made at each of the three phases and payment is required prior to the subsequent phase commencing.

  • Second Space can handle the entire delivery and installation process. After a site assessment, we will determine if there is clear access for the dwelling to be towed directly onto site, or if a crane is required. From there, we coordinate the delivery via a third party and schedule the delivery & install.

Product Design

  • We employ sustainable building practices by building in a controlled environment which minimises waste. Our materials are carefully selected as well as our supply chain partners. The dwellings themselves are designed to create thermal comfort with minimal heating or cooling. This reduces electricity usage and is considered a ‘high performance’ space.

  • We will try to accommodate where possible. The best way to find out is to contact the team.

  • In short, yes. However it would need to be assessed by our team prior to beginning the project as it would be considered a custom build. The relevant planning & building permits would also need to be considered.

  • High-performance dwellings are designed to create thermal comfort with minimal heating or cooling. We achieve this in our designs by leveraging passive house principles:

    • Thermal Insulation

    • Air and weather tightness

    • High Performance, double glazed windows & doors

    • Thermal bridge free construction

    • Mechanical Ventilation & Heat Recovery

Services & Functionality

  • In short, yes!

    We offer a turn key solution, including install and connection. If you prefer to handle this yourself, you can arrange for a qualified tradesperson to complete the connection.

  • Yes. Second Space dwellings are designed to accommodate both 'on' and 'off' grid living.

    As part of the design and quotation phase, we can include a fully off-grid system through our preferred third party providers.

  • Our Spaces meet the requirements for BAL 29 as standard. During the pre-construction phase a Bushfire Attack Level assessment will be completed and the required material selections will be detailed.

Orders & Logistics

  • The end-to-end process takes approximately 6-9 months*

    This is broken into three phases:

    • 1-2 months of pre-construction, design and compliance work

    • Material procurement (typically a 2-3 month lead time)

    • Construction phase can then take from 1-4 months depending on complexity of the design.

    *Build time is also dependent on the quantity of existing projects we have in progress and when we are able to commence a new project.

  • Yes, we deliver to all Australian states and territories. Delivery fee's are calculated via a third party and are typically calculated on a dollar per kilometre rate.

  • Yes, all of our spaces are built on a steel skid which includes crane lifting points. Site attributes will impact the ability to crane a dwelling in. Costs will also vary depending on the level of complexity.

  • Our dwellings are covered by domestic building insurance for 6 years from issuing the certificate of occupancy.

  • Our Spaces are built to be transportable and can be moved to a different location at a later date.
